If you've checked out how we work you know you can  get an initial consultation free of charge, where we can have an exciting discussion about the potential designs.
 
We’ll draw the plans as per our consultation chats, but we'll also want to explore all the alternatives available to you.
Our aim is to:
 
  • save you money
  • maximise the use of space
  • make your development look just plain amazing
  • ensure you know all the options available
 
So we'll probably provide you with more than just one plan, all for the same fee. Then it's up to you to decide from your options.
 
The building work will either fall within permitted development, require prior approval, or need a full planning application.
 
 
In all cases someone will need to submit details to the Local Planning Authority. The level of detail and documentation required increases through each type.  
 
The preparation of a full planning application can be very labour intensive, which is why we advise the use of a Planning Agent to organise this all on your behalf.

The council will need:

  • Detailed scale ground plans and elevations of the existing and proposed development, that accurately describe every feature of the proposal including foundation layers, floor and roof constructions
  • Details of Materials colours and textures to be used
  • A site/location plan of the area
  • Signed certificate of land ownership
  • The returned application questionnaire which will be provided online

We like to get fully involved and invested in the development, we'd rather not just draw your plans and run.
 
It makes good sense that your plan designer also acts as your planning agent, and we are happy fill that role for you.
